Urban Housing

This Development Control Plan (DCP) is split into two volumes, to cover the full range of types of urban devlopment:

  • Volume 1 - Controls for new houses & alterations & additions to existing houses
  • Volume 2 - Controls for multi-unit and residential flat buildings

The Development Control Plan (DCP) acknowledges the social, cultural and physical diversity found in Marrickville's business centres and is keen to introduce planning controls that do not stifle these special qualities. The controls encourage new development to pay closer attention to the context of adjoining buildings and townscape features of the particular business centre by introducing simple objectives supported by a range of design controls, including: appropriate land-use, density, access and pedestrian amenity, building form and character, with specific controls for building massing, heights and setbacks, treatments for corners and facades, roofs and parapets, awnings and verandahs, shop fronts and non-retail forms, materials, finishes and signage.

The key issues addressed in the DCP are:

  • Enhancing the amenity of Marrickville's residential areas
  • Promoting design excellence in urban housing throughout Marrickville
  • Sustainable Residential Development (ESD principles)
  • Minimise any detrimental impacts of new development on adjoining premises

Both volumes incorporate amendment no. 2 and are current from 7 October 2003
