McGill Street Precinct Master Plan document

On 10 November 2009, the McGill Street Precinct Draft Masterplan, November 2009 was reported to the Land Use, Assets and Corporate Committee of Marrickville Council. The report is available here:

The Committee adopted the following recommendation of the report:

"THAT Council:

  • 1. endorses the McGill Street Precinct Masterplan, November 2009 as set out in ATTACHMENT 1 to this report;
     
  • 2. forwards the McGill Street Precinct Masterplan to the Minister for Planning and the Director General of Planning requesting the Director General’s Requirements for the Part 3A development proposal at 78-90 Old Canterbury Road, Lewisham be amended to require that the development proposal be consistent with the Masterplan; and
     
  • 3. resolves to prepare a draft LEP for the precinct, and forward a planning proposal (in the form of the Masterplan) to the Department of Planning for Gateway Determination, to enable the rezoning of the precinct consistent with the Masterplan."

To support the masterplanning process, the consultancy firm ARUP was engaged to undertake a transport analysis, including traffic modeling of the morning and afternoon peak periods in and around the precinct. A copy of this report is available here:

Next steps

The adopted McGill Street Precinct Masterplan will be submitted to the Department of Planning in accordance with adopted recommendations 2 and 3.

Insertion of some graphic material and editing of the Masterplan document is still to occur.  This web page will be updated, with links to the amended Masterplan, in the near future.

The McGill Street Precinct Masterplan will be placed on exhibition later this year (2009) or early next year (2010) with the draft Marrickville LEP 2010 and DCP.

Background Information

On 16 June 2009, Marrickville Council resolved to prepare a masterplan for the land known as the McGill Street precinct. The precinct is located in Lewisham and is bounded by Old Canterbury Road to the east and south, Hawthorne Canal and the Rozelle Goods Line to the west and Longport Street to the north.

The aim of the masterplan is to advance the directions of the Marrickville Urban Strategy 2007 through the preparation of a plan which ensures that future development in the precinct is planned cohesively. The masterplan will provide urban design and planning controls for the precinct that address the scale and density of development, local area traffic management, landscaping and public domain improvements and the mix of land uses.

The urban design firm Hassell Limited were engaged to undertake the masterplan.

To inform the work of the consultants, Council invited submissions from the community on what they saw as the key issues regarding future redevelopment within the precinct.

On 23 September 2009, a McGill Street Precinct Preliminary Draft Masterplan document was presented to the owners of land located within the McGill Street precinct. On Sunday 27 September 2009 a community open day was held to provide an opportunity to view the Preliminary Draft Masterplan. The information from these sessions and submissions received were used in finalising the Masterplan.
